MAZATLAN OCEANFRONT, INC. is your connection to Mazatlan Real Estate and Investment Opportunities. Mazatlan, one of the most important ports on the Mexican west coast, is located in the southern region of the state of Sinaloa, Mexico. The tropical climate is often compared to Hawaii, which shares the same distance to the equator. Mazatlan Oceanfront, Inc. is a developer of Oceanfront property in Rosario (Approximately 45 minutes South of the City of Mazatlan and 18 miles south of the Mazatlan International Airport). We are offering affordable lots that are steps to the beach! Thousands of acres in this area are being developed as an extension South of Mazatlan, one of the most popular vacation and retirement spots. Rosario will offer its property owners an inexpensive way to acquire a retirement, vacation, or second home. The area is full of untouched beaches with weather that is similar to Hawaii since they are both at the same Latitude. This is a great opportunity for a family, investor, anyone to get in a quickly growing area. Mazatlan currently has a population of 500,000, 10% of which are Americans. The population will continue to grow as more Americans and Canadians come to Mazatlan. Currently the government of Mexico is expecting to need at least 175,000 homes per year to keep up with the growth of Mazatlan and it's surrounding areas. In addition, a bridge will be built over the Presidio River. This will allow people to conveniently travel South of the airport of Mazatlan to the Southern beaches making the trip to our development a quick 20-minute drive!

We offer beachfront land and turnkey oceanfront lots for sale at a fraction of the cost of beachfront property in the U.S. By guaranteeing your land title through Stewart Guaranty de Mexico, your investment is secure! Lots are ready to develop - purchase land and build your dream home, condominium, or second home, with infrastructure and land use planning held to U.S. standards.

Vista Mar is located in the greater Mazatlan area, in Sinaloa, Mexico. Mazatlan, known as the "Pearl of the Pacific", is one of the most important tourist destinations in the World. Mazatlan has been an important tourist destination for Americans since 1950's long before Cancun, Puerto Vallarta and Los Cabos came about two to three decades later. Located in the south of the state of Sinaloa, on the Pacific Coast with miles of inviting beautiful sandy beaches, Mazatlan plays host to more than one million visitors per year. The weather in Mazatlan is tropical, it fluctuates from the mid-60's to mid-90's depending on the time of year.

Mazatlan is home to the Pacifico Brewery, which makes one of Mexico's most popular beers. The local shrimp fleet is the largest in Mexico. There is a large commercial fishing fleet as well. Mazatlan is home to numerous other industries.

Mazatlan's miles of beautiful beaches have a great variety of water sports. The beaches are teeming with surfers, Waverunners, parasailing, banana boat rides, hobie cats, sea kayaks and a water park.

Sport fishing has focused worldwide attention on Mazatlan for years. Before many of the other popular Mexican resorts were even thought of, Mazatlan was attracting big game fisherman from all over the world. The sailfish bite from May to November and the Marlin from November to May along with Swordfish, Yellowfin Tuna, Wahoo, Roosterfish, Dorado and Grouper.

Mazatlan is situated on what is known as the Pacific Flyway, meaning it is on a major southward migratory route for ducks and doves: Pintail, Wigeon, Black Belly & Fulvous Whistling ducks, Canvasback, Cinnamon, Spoonbill and blue rock pigeon, a possible seventeen different types of all. The hills nearby are home for deer, wild boar, mountain lion, rabbit and coyote.

Mazatlan is also home to two 18-hole golf courses and a 9-hole golf course. Before the end of the decade, local development plans to complete in Rosario the largest 18-hole golf course in the world. There are also numerous tennis courts around.

One of the largest and most traditional carnivals in the world, comparable only to that of Rio de Janeiro and New Orleans is held annually at Mazatlan. This is a century old pagan festivity celebrated a few days before Ash Wednesday, lasting six days, during which time the fiesta achieves moments of great intensity and joy. It is a time of games and masquerades, naval battles with fireworks in the bay, dances, color and music. The Mazatlan also has one of the longest malecon (boardwalk) in the country.

This is a great area for development of oceanfront land in a tourist area and recent changes have made it possible. Many projects are underway or will be in the next 6 months besides ours. Mexico is the next biggest development area and many countries like Spain, Canada, and USA are quickly moving to secure their involvement in Mazatlan.
